This construction land consists of two parcels:

• Tourist-recreational zone of 34 hectares (tourist zone is 13 hectares and recreational is 21 hectares)

• Recreational zone of 8.2 hectares The land is located in the continental part of Croatia at an altitude of 360 m and is on the way from the Croatian capital of Zagreb to the Adriatic Sea. • from Zadar – 195 km The land is surrounded by 210 km2 of uninhabited forest. There are a few small villages on the edges of the forest area, the closest one is 5 km away and the center of the municipality is 15 km away. Since there are no setlments nearby, this area is known as a dark sky park. It posses an exceptional or distinguished quality of starry nights and a nocturnal environment into which visitors come to enjoy the beauties of the universe and nature. There are very few areas like this in Europe. In this forest area you can find plenty hiking and bicycle trails, together with historic buildings and is also known for hunting tourism, mushroom picking and other nature attractions.

• Tourist-recreational zone Within this zone, building and areas can be for the following purposes:

- all kinds of open and closed spaces for tourist and recreational facilities
- health, recreational and selective tourism
- accommodation capacities
- sport activities
- rural and hunting tourism
- scientific and research tourism
- camping and auto camps
- traffic and communal buildings and devices - green areas and playgrounds  

• Sport and recreational purpose Within this zone, building and areas can be for the following purposes:
- all types of indoor and outdoor sports fields, sports halls and supporting facilities
- traffic and communal buildings and devices
- green areas and playgrounds
- buildings for accomodation and training with animals
- planting fruit trees
- scientific-research tower for the purpose of astronomy up to a height of 25 m
